The developers at Wildwood Subdivision have a clear commitment to creating a well-planned and well-built community of country properties. This started in the earliest planning stages when the quality of each home site took precedence over the potential number of lots in the subdivision.

- Architectural and site plan review
- Residential, single family private residences only; 1 home per lot; no subdividing
- Minimum set-backs and distances
- Required premises upkeep
- Minimum 1,800 sq. ft. living area for one story homes and minimum 2,400 sq. ft. for one and a half or two story homes
- No less than an attached two car garage
- No radio antennas or satellite antennas greater than two feet in circumference
- Required protective screening/enclosures for oil or LP tanks and garbage or trash containers
- No commercial uses permitted
- Driveways finished with asphalt or concrete
- Inground pools, tennis courts, or similar must be constructed in rear yard with appropriate fencing
- Prohibition of trash and debris
- No temporary buildings, mobile homes, or unregistered vehicles
- Vehicles larger than 8,000 lb GVW, boats, trailers and unregistered vehicles only stored in garage
- Outdoor clothes drying areas or stored cordwood only in rear yard
